Market Evaluations can be provided independently or as part of the listing process. We will conduct a multifaceted analysis to provide you a Broker's Price Opinion and the anticipated time on market to sell at that price.

No surprises from us! We include all the disclosures on both the landlord and tenant's side. We also keep our management signs on the property throughout the lease so that if the city/county/neighbors/etc need to reach someone about an issue, they know exactly who to call. Your home will be inspected for compliance and maintenance every 6 months. We strive to make the renting process as stress-free as we can.

IRC 1031 exchange, also known as a like-kind exchange, is a tax-deferred transaction that allows owners of investment properties to sell their property and acquire replacement investment property of equal or greater value while deferring the payment of capital gains tax.
We don't only know about this program, we have USED it personally!
This is a great solution if you (1) have moved and are having issues with long-distance property ownership but don't necessarily want to give up investment property volume, (2) have a lot of equity in a property you would like to offload but don't need to collect the proceeds and are not ready to pay the capital gains tax you would owe, (3) want to slim down a portfolio, (4) would like to combine lower-value assets into a larger value asset.
