Market Evaluations can be provided independently or as part of the listing process. We will conduct a multifaceted analysis to provide you a Broker's Price Opinion and the anticipated time on market to sell at that price.

Listing

We are a full-service Brokerage. When and where appropriate and with your approval, we may recommend a professional home stager, provide professional photos, coordinate any necessary maintenance and repairs, and show your property to unrepresented Buyers.

Property Management Onboarding

hi X realty is offering luxury Property Management services at 9% of the rent value for new Property Management Agreements onboarding with us in 2026.

We will help identify a rent value based on the property statistics, the property condition, and the immediate market influences.

Tenant Screening

Our contract stipulations are tried and true by both professional and personal property management experience. We screen our tenants before they are able to view any of our managed properties. All showings are accompanied; we never hand your keys out without an executed Lease in hand!

General ins and outs

No surprises from us! We include all the disclosures on both the landlord and tenant's side. We also keep our management signs on the property throughout the lease so that if the city/county/neighbors/etc need to reach someone about an issue, they know exactly who to call. We strive to make the renting process as stress-free as we can.

TAX DEFERRED PROPERTY EXCHANGES

IRC 1031 exchange, also known as a like-kind exchange, is a tax-deferred transaction that allows owners of investment properties to sell their property and acquire replacement investment property of equal or greater value while deferring the payment of capital gains tax. 

We don't only know about this program, we have USED it!


This is a great solution if you (1) have moved and are having issues with long-distance property ownership but don't necessarily want to give up investment property volume, (2) have a lot of equity in a property you would like to offload but don't need to collect the proceeds and are not ready to pay the capital gains tax you would owe, (3) want to slim down a portfolio, (4) would like to combine lower-value assets into a larger value asset.
